Cambrian's schools are the engine of its demand, and homes here hold value because attendance boundaries matter enormously to buyers — in places the line between one school and another literally runs down the middle of a block. Add quick access to Highways 85 and 17, walkable streets, the Los Gatos Creek Trail, and downtown Campbell and Los Gatos minutes away, and you have a neighborhood people move into and don't leave.

What Cambrian buyers pay a premium for

Most of Cambrian's housing stock is mid-century ranch homes. The ones that command top dollar are the ones that feel refreshed and move-in ready: updated kitchens and baths, clean modern finishes, and light. Buyers stretching for the school boundary rarely have budget left for a remodel — they will pay more, sometimes dramatically more, for a home where the work is already done.
